SENIOR PROPERTY MANAGER

Introduction

Responsible for facilities operation and management, which include: planning, organizing, and controlling administration, operations, project management, and fiscal management of the assigned property(ies). Responsible for operations and maintenance; life safety; property appearance; human resource administration as assigned; lease administration; accounting and finance; security; parking; tenant relations; all contractual services and properties performance. Specific duties and measurement methodologies may vary by property.

Description

Specific Job Responsibilities Include:

  • Develop and maintain positive tenant relations by creating and sustaining good will between landlord(s), tenant(s), Omniture employees, and management by providing consistently responsive quality services.
  • Attend to the day to day needs of the facilities as necessary and manage facilities related projects
  • The Senior Property Manager is expected to be thoroughly conversant with and knowledgeable of the following aspects of property management:
    • Landlord/Tenant Relations
    • Contract Services Administration
    • Lease Administration
    • Procurement/Bidding
    • Remodeling and General Project Management
    • Engineering and Preventive Maintenance to include establishing PM Programs
    • Energy Management and Utility Usage
    • Accounting and Finance
    • Budgeting
    • Activity and Variance Reports
    • Security service and systems
    • Emergency Procedures & Disaster Recovery
    • Policy Manual and Administration
    • Insurance (coverage and liability)
    • Garage and/or Parking Operations
    • Operations Sequence
    • Personnel Administration
    • Training
    • Employee Relations
    • Management Skills
    • Codes and Regulations
    • Landscape and Grounds Maintenance

Qualifications

Required Knowledge, Skills and Abilities:

  • Must work well with others and interact positively with customers
  • Must possess excellent verbal and written communication skills
  • Must be detail-oriented and well organized and proactive
  • Must have the ability to manage time and multiple projects efficiently and achieve the required results
  • In-depth experience overseeing property management in a complex portfolio of commercial office space is required
  • International experience an advantage
  • The candidate must demonstrate ability to analyze monthly and quarterly financial reporting, cost-benefit analysis, budget forecasting and prepare annual budgets. Tenant build out/construction administration and management experience preferred
  • Proficient use of Microsoft Office suite (including Word, Excel, Powerpoint and Outlook) is required
  • Bachelor's degree is required
  • Professional designation from BOMA , IFMA, or similar an advantage
  • Valid driver's license is required
  • Able/willing to travel 25% of the time
  • Language Skills: The position requires the ability to read and write English
  • Must be able to define problems, collect data, establish facts, and draw valid conclusions
